NorthWest Crossing: an overview

NorthWest Crossing is a 486-acre mixed-use community on Bend’s west side founded on the principles of new urbanism and traditional NW Cross VertPos_4c.gifneighborhood design. Upon completion it will contain about 1,200 single- and multi-family dwelling units. Approximately 410 homes are complete and 592 residential lots have been platted to date. The award-winning community includes two schools, nearly 35 acres of community parks and open spaces, 30 acres dedicated for commercial use, 15 acres designated as mixed employment, and 40 acres for light industrial development. The community is one of variety and character with styles ranging from single-family homes and cottages to duplexes, townhomes and second-story apartments. Architectural styles range from Craftsman to Tudor Revival and Colonial to American2621-NW-Crossing-Dr-front new.jpg FourSquare and Prairie. NorthWest Crossing is being developed in phases to control sprawl. Build-out is expected in eight to 10 years, revised from an initial timeline of 10 to 15 years. The first home was completed and sold in August 2002.

Developers rooted in Bend community
NorthWest Crossing is being developed by West Bend Property Co. LLC, a partnership of Brooks Resources Corp. and Tennant Family Limited Partnership. Both companies, based in Bend, have solid histories of commitment to thoughtful, quality real estate development in Central Oregon. Their goal of creating a livable and sustainable community at NorthWest Crossing is rooted in their understanding and respect for the traditions of Bend and the Central Oregon lifestyle.

2457-NW-Dorion-Wy-front.jpgTo maintain diversity in housing types, the project does not have set floor plans or model homes, nor does the developer engage in residential construction. The developer initially sold ready-to-build lots to an approved team of builders called the NorthWest Crossing Builders’ Guild. Lot sales now have been opened up to non-Guild builders and individual buyers but all builders must be approved by West Bend Property Co. and the community’s Architectural Review Committee must approve plans and materials.

Environmental quality is emphasized
One of the defining elements of NorthWest Crossing is its preservation of native trees and natural lava rock2438-NW-Dorion-Wy-1200px.jpg outcroppings, done artfully through professional landscape design. The result is a landscape formed of natural elements that enhances the traditional neighborhood feeling created by the community.

Another defining element is environmental quality. Before green building grew from a niche market into its current mainstream position, NorthWest Crossing’s developer laid down guidelines that define the appeal—some would say necessity—of sound environmental building and development practices. All homes in NorthWest Crossing must be 754-NW Mt-Wash-Dr-front.jpgEarth Advantage-certified for energy efficiency, indoor air qualiy and environmental responsibility. The neighborhood also is a founding member of the Building Green Council of Central Oregon, and a home in NorthWest Crossing won the first Central Oregon Tour of Homes Green Building Award.

Umpqua-bank-crowd.jpg NorthWest Crossing’s centralized location makes self-powered commute options, such as walking and biking, convenient for its residents. Sidewalks are 12 inches wider than standard, and combined with open space and the native ponderosa pines that were retained during development create a pleasant environment for walking. Residents of the neighborhood are taking advantage of Bend’s new city transit system—Bend Area Transit. The most popular bus stop on any route is in NorthWest Crossing. Telecommuting is also popular among residents.

Services, events connect neighbors
NorthWest Crossing is unique in the way that it strives to connect people together. Residents receive a monthly email newsletter profiling residents,Street-crowd,-band-copy.jpg businesses and builders within the community. A residents-only intranet was recently launched that provides a place where neighbors can log in to exchange information and ideas. Residents work together to plan community events throughout the year, such as an annual neighborhood-wide picnic, the first community-wide Hullabaloo celebration this June 27-28 (photo, left), and special holiday celebrations.

2006 Most Successful Development in Oregon by BUILDERnews magazine.
2006 National Assn. of Home Builders Green Building Award to W.H. Hull Co., a member of the NorthWest Crossing Builders’ Guild.
2008 Grand Award for Green Building by the National Commercial Builders Council, for NorthWest Crossiing’s two newest Neighborhood Center buildings. Both have received the LEED-CS Silver Certification from the United States Green Building Council.
