NorthWest Crossing
NorthWest Crossing has become a leading example of contemporary community planning and is an important part of the Bend Oregon real estate landscape.
Residential and commercial property, schools and parks are unified through architectural integrity, preservation of natural features and a network of sidewalks and trails that encourages cycling and walking.
The developer, West Bend Property Co., has fused the memorable icons of traditional neighborhoods–comfortable homes, inviting front porches, alley garages and tree-shaded streets–with advanced concepts of “new urban” community integration and environmental sensitivity.
The 486-acre mixed-use neighborhood offers two schools, 50 acres dedicated to community parks and open spaces, 30 acres of commercial use, 15 acres designated as mixed-use employment, and 40 acres for light industrial development. Approximately 1,200 single family residential lots make up the rest of the community, as well as multi-family and cluster cottage development. Residential development concluded in 2018.
BEND WELCOMES NWX
After the master plan for Northwest Crossing was approved in 2001, the first phase of lot development followed in March, 2002. The first home was sold in August of that year. Since then, the neighborhood has earned a number of awards and accolades, initially from professional sources like the Urban Land Institute and later from media such as Cottage Living and Where to Retire.

Parks within the neighborhood offer facilities for a variety of play and leisure activities and add value to adjacent home sites. They range in size from 2-acre Lewis and Clark Park to 35-acre Discovery Park. The latter, completed in June 2015, contains a 3-acre lake, 12 acres of developed park amenities and 20 acres of open space. Centrally-located Compass Park occupies five acres. Parks were developed jointly with the Bend Park & Recreation District and are maintained by the district.
A COMMUNITY IS CREATED
Community events throughout the year bring residents together and attract participation from throughout the Bend area. These include the popular Tour des Chutes, Saturday farmers market and a Christmas tree lighting ceremony in the Neighborhood Center at Northwest Crossing, the community’s retail center.
West Bend Property Co. is not a builder, but instead supplies the infrastructure and sells developed lots to approved builders, including members of the Northwest Crossing Builders Guild. An Architectural Review Committee must approve floor and site plans, exterior architecture and colors. Homes are positioned to retain as many trees and natural features as possible. VisitNWX, the neighborhood's business association maintains an event calendar and brings the large and diverse NorthWest Crossing business community together. The Discovery Park community garden, overseen by the Oregon State University Estension Service master gardener program in partnership with the Bend Park and Recreation District, is open from May to October.
Homes in NorthWest Crossing are required to meet Earth Advantage standards for energy efficiency, indoor air quality, sustainable materials and mechanical systems. Some homes exceed these requirements, earning LEED Platinum and zero energy ratings. Two commercial buildings in the neighborhood have earned LEED Silver Certification from the US Green Building Council.
